Despite the ongoing political transition, there is confidence that the real estate market can continue to move forward. The head of the company, Mr. Jai-Pairoj Watthanaworodom, Managing Director of Eastern Star Real Estate Public Company Limited (ESTAR), commented on the current trends in Thailand, stating that although the real estate sector in the third quarter is experiencing a plateau, with government measures to stimulate the market such as reducing transfer fees and mortgage fees, extending the ceiling to homes priced up to 7 million baht, it has not yet been able to reignite strong demand. This is largely due to the strict lending policies of banks that have not eased, compounded by the political situation, particularly the recent removal of Prime Minister Mr. Srettha Thavisin and the appointment of a new prime minister, which may have a psychological impact on buyers. However, real estate developers have not reduced their project developments, especially ESTAR, which has promptly adjusted its sales strategy by launching promotional campaigns to encourage purchasing decisions without waiting for government policies. These include offering low interest rates and affordable payments for the first three years, in collaboration with leading commercial banks to help customers manage their mortgage payments more easily. Additionally, there are promotional offers to alleviate customer burdens, such as waiving all fees on the transfer day to reduce costs for customers who may be uncertain about the current economic and political situation, making it easier for them to make decisions.

“I believe that the political situation in Thailand has always been uncertain. The public should be able to adapt and understand the circumstances without much difficulty, as Thai politics is constantly changing and has only a short-term psychological impact. Furthermore, I believe that many real estate operators are joining forces to push the market forward, which is beneficial for the economy to remain stable until the end of the year. Nevertheless, regarding ESTAR's performance for the first half of this year, despite various negative factors, we have managed to perform well, with our sales reaching one billion baht already,” Mr. Pairoj stated.
